HomeZada Alternatives: 5 Apps for Just the Inventory

Best HomeZada alternatives if you only want the inventory: Manifest, Itemtopia, Under My Roof, NAIC and Home Contents, with October 2026 prices.

6 min read

The best HomeZada alternatives for a plain inventory are Manifest, Itemtopia, Under My Roof, the free NAIC Home Inventory app, and Home Contents if you want to pay once. People usually leave because HomeZada is a whole-home platform with maintenance, remodel budgets, and home value tracking, priced for all of it, when they only wanted the list of what they own.

I build Manifest, which is on this list, so read my entry with that in mind. Where it falls short of HomeZada, I say so.

What does HomeZada cost in 2026?

These prices are from HomeZada's pricing page, checked in October 2026:

PlanPriceWhat the page lists
EssentialsFreeHome Inventory, Home Documents, Contact List, News Feed, 10 Homeowner AI Chats, 5 Visual Design AI Photos
Premium$99/year or $15.95/monthAdds Home Maintenance, Remodel Projects, Home Finances, Reports & Dashboards, "Videos & Recognition A.I.", 100 AI chats, 20 design photos
Deluxe$189/yearUp to 3 properties; 250 AI chats, 50 design photos; each extra property is $99/year

The pricing page does not say how many items Essentials holds, whether the recognition feature applies to inventory photos, or which export formats each plan gets. Another page on HomeZada's site says you can "create PDF reports to share with insurance providers," but it doesn't say which plan includes that. Ask before you pay for Premium on the assumption that it does what you need.

None of this makes HomeZada a bad product. If you want maintenance reminders, remodel budgets, and home value tracking in one place, the price buys a lot. The question is whether you want any of it.

When should you stay on HomeZada?

Stay if you use the maintenance and remodel tools and the inventory is a side benefit. Moving only the inventory out would leave you running two systems.

Stay if you own more than one property. Deluxe covers three, and most of the apps below handle one home per account or per list.

Think about leaving if you open the app only to add or check belongings. One more thing worth knowing: the iOS app, listed as HomeZada Mobile, shows version 2.4.0 with a last release date of May 27, 2022 on its App Store listing, checked in October 2026. The web version is where HomeZada sells the product. I found no Google Play listing in October 2026, so on Android plan on the browser.

Which HomeZada alternatives are worth a look?

These are not ranked. I put Manifest first only because I know it best; skip to the table if you want the numbers side by side.

Manifest logoManifest

Best for: an insurance-ready inventory without typing each item.

You photograph an item and Manifest fills in the name, brand, model, and serial number for you to check. Or you film a 90-second walkthrough of a room and it lists what it sees. The trial includes three walkthroughs and Vault allows three a month. Forward a receipt by email and it becomes an item for you to confirm, with the receipt attached. The insurance export is a PDF with photos, serial numbers, receipts, and both replacement cost and actual cash value totals. It also checks your items against CPSC, NHTSA, and FDA recalls, and prints QR labels for storage boxes.

Price: 7-day full trial with no card. Vault is $1.99/month or $11.99/year (about 15 AI actions a month, shared across scans and value estimates). Unlimited is $39/year.

Platforms: iPhone, iPad, and web. On Android you install it from the browser; it is not on Google Play.

Where it falls short of HomeZada: one person per account, no shared editing, and no multiple properties. It has no maintenance schedules, remodel budgets, or home value tracking. It is an inventory and nothing else.

Itemtopia logoItemtopia

Best for: households that want to configure their own fields on any device.

Itemtopia leans on custom fields, warranty tracking, and maintenance reminders, and it runs on more platforms than most.

Price: Premium is $7.99/month or $79.99/year. It is free to try.

Platforms: iPhone, iPad, Mac, Android, and web.

Tradeoff: set-up takes a while because it is so configurable.

Under My Roof

Best for: an all-Apple household that wants a native app.

Under My Roof runs on iPhone, iPad, and Mac. On iOS 27 devices that support Apple Intelligence, it can capture a whole room from one photo.

Price: $4.99/month or $34.99/year after a one-week trial. The free version holds 10 items.

Platforms: Apple only, so there is no Android or web version.

Tradeoff: anyone in the house on Android is left out.

NAIC Home Inventory

Best for: anyone who wants free and simple.

The National Association of Insurance Commissioners publishes a free app for recording your belongings.

Price: Free, with no in-app purchases listed.

Platforms: iOS and Android.

Tradeoff: it is basic. You type most of it yourself, and there is no receipt handling or value estimate.

Home Contents

Best for: someone who wants to pay once and be done.

Home Contents is a small iPhone and iPad app with a one-time unlock instead of a subscription.

Price: $5.99 one-time. The free version holds 25 items and one property.

Platforms: iPhone and iPad on iOS 26 or later.

Tradeoff: no Android or web, and no photo recognition.

Prices were checked against each vendor's pricing page or App Store listing in October 2026. They change, so confirm before you pay. How do you move your HomeZada inventory to another app?

I could not find a CSV or spreadsheet export in HomeZada's public pages, and its help center did not load for me. What I did find is the PDF report feature on its home inventory page. Check Settings and the inventory screen in your own account for anything more, and contact HomeZada through its site if you need the raw data.

Here is what I would do in practice:

  1. Save the PDF report. Create the inventory report in HomeZada and keep a copy. It is your record while you rebuild.
  2. Download your photos and receipts. Save them from the web version before you cancel a paid plan, since access may change when it ends.
  3. Build a spreadsheet of the list. If HomeZada gives you a table you can copy, paste it into a sheet with a Name column. Manifest's CSV import needs only Name; trial accounts take 250 rows at a time and paid accounts 500.
  4. Rescan the rest. A room walkthrough is often faster than retyping, and QR box labels cover anything in storage.

FAQ

How much does HomeZada cost in 2026? HomeZada's Essentials plan is free. Premium is $99 a year or $15.95 a month, and Deluxe is $189 a year with up to three properties.

Is there a free alternative to HomeZada for home inventory? Yes. The NAIC Home Inventory app is free on iOS and Android with no in-app purchases listed, though you enter most items yourself. HomeZada's own Essentials plan is also free.

Can I export my inventory from HomeZada? HomeZada advertises PDF reports you can share with insurance providers. I could not find a CSV export in its public pages, so check your account settings before you cancel.

Which HomeZada alternative is best for insurance claims? For a claim you want photos, serial numbers, and receipts on each item, plus a report an adjuster can read. Manifest builds a PDF with replacement cost and actual cash value totals and is the one I would pick, but I build it. For every option side by side, see the home inventory app comparison.
